Reserve Study
(Capital Asset Replacement Reserve Analysis)

A Reserve Study provides condominium and homeowner associations with a comprehensive written and photo documented review of the current condition of their property. The cost and timing of replacing major construction components is projected over 20 years to determine replacement reserve requirements.

Establishing reserves based on a professional assessment of property conditions and future replacement cost provides for the timely funding of those predictable, recurring events, and reduces the need for large special assessments.

Common elements that require consideration for adequate reserves include siding, decks, fencing, exterior painting, roofs and asphalt.

You do not have to go into an expensive construction or remediation project alone. As Owner’s Representative during the construction process, we act in your interest to save time and money

We contact and interview prospective design professionals (architects and engineers), pre-qualify construction contractors, and see the project through the construction process on your behalf.  CDI acts as your agent, your eyes and ears, protecting your interests during this complicated process.


 

Paving Management

The paving at a condominium or commercial project is an important and expensive part of the complex. With proper installation and maintenance, the life of this asset can be greatly extended. Timely seal coating of asphalt can double its life.  CDI has managed the repair and seal coating of over 3 million square feet of paving. We survey the site, quantify the areas needing repair and the overall area to be seal coated, create the site-specific specifications, invite pre-qualified contractors to bid on the project, and we inspect the work as it is being completed.
